Landscape led new neighbourhood on a prime Grey Belt site, delivering up to 320 new homes and a retirement community, set within a rich network of green and blue infrastructure. The proposals respond sensitively to the site’s landscape setting, promoting healthy living while safeguarding biodiversity and forging strong connections to the existing town and delivering 50% affordable homes. Nature, movement and community sit at the heart of the masterplan.

Northlands View is a new nature-led  sustainable neighbourhood on a key Grey Belt site to the north of Corringham. The proposals will deliver around 320 new homes, including a retirement community, generous public open space, enhanced walking and cycling connections, and significant ecological improvements.

Landscape has driven the masterplan from the outset. Existing trees, hedgerows and field boundaries have been retained and strengthened to create a connected network of green corridors that weave through the neighbourhood, linking public open spaces, supporting biodiversity and reinforcing the site’s relationship with the surrounding countryside.

At the heart of the development sits a series of multifunctional open spaces, which anchor the site-wide SuDS strategy and ensure flood resilience is designed in from the outset and woven through recreational spaces. These areas are designed to support everyday incidental moments of recreation and social interaction, while adapting to changing seasons, creating common spaces that are as functional as they are enjoyable.

Creating a walkable, connected neighbourhood has been a key design principle. An existing public footpath, well used by the local community, has been enhanced to become a central green spine connecting Southend Road with Lampits Lane. This is complemented by a hierarchy of streets, shared spaces and dedicated walking and cycling routes, providing safe and convenient access to local schools, services and public transport.

The residential layout responds sensitively to its surroundings, with building heights and densities carefully arranged to respect neighbouring properties and the landscape setting, while creating strong frontages and distinctive public spaces. A diverse mix of homes, including 50% affordable housing, will help create an inclusive and balanced community.

Northlands View demonstrates how a nature-led approach can unlock the potential of Grey Belt land, delivering much-needed homes while enhancing environmental assets, promoting healthier lifestyles and creating a resilient, well-connected place that will grow into a valued extension of Corringham.
